Humidistat Controlled Power Vents

I did a crawl space inspection yesterday at a house in South Charlotte where I discovered a humidistat controlled power vent used by the homeowner to help control the crawlspace air quality. The unit was set on 30% Relative Humidity so the fan was running continuously sucking air out and pulling unwanted air in from the outside through the other open vents. With cooler temperatures, low humidity and dew point levels present now there is no reason for this ...

Crawl Space Ventilation

It’s springtime! Condensation Problems and odors will soon be an

issue in Charlotte NC Crawl Spaces. Don’t Encapsulate, Ventilate!

Crawl space ventilation – Crawl spaces need dry air and proper ventilation. The goal of the Atmox System is to reduce moisture and humidity level in your crawl space to avoid many of the crawl space challenges that homeowners experience.

The basic principle if how the system works is to ventilate the space with fresh dry air from the outside only when it will improve the ...

Damp Crawl Space

With the spring rains approaching, homeowners with crawlspaces will start to notice that seasonal shift from low humidity to high humidity. Dew point levels will rise, air-conditioning units are turned on, and the entire dynamic inside crawlspaces changes. Higher dew points translates into condensation buildup, tagging insulation, and condensation drip.

Encapsulate v.s. Ventilate

It’s springtime, so it’s time to have your crawlspace inspected for condensation problems. Moisture in your home’s crawl space can introduce a multitude of problems if not resolved. High moisture in your crawlspace provides the perfect environment for mold and mildew growth – a earthy, musty smell that can permeate the crawlspace and invade the home. If left unchecked, the wooden structural support of your home, the joists, sub-floor and rim joists become weak ...

Crawlspace Problems

The Carolinas feature many beautiful older homes, but these homes are often constructed on crawl spaces and lack proper ventilation. This condition fosters the growth of mold, mildew, insects and potentially larger pests. This can be detrimental to a home’s environment as the house “breathes” due to the “stack effect”, air is pulled from the crawlspace along with mold spores, odors from decomposing organic matter and dust mite fecal matter.  These conditions can aggravate persons with asthma, allergies or respiratory ...

Foundation Problems

Consider this, your foundation is most probably on poured concrete footers formed directly into an excavated trench in the soil. Our area around the Charlotte area and the Piedmont area in general is a heavy clay based soil. Clay is classified as an “expansive soil” meaning that when it is dry, it contracts and is resistant to penetration by water, a soil condition known as “hydrophobic” or resisting water. This is what happens when we experience drought conditions and it ...
