Mike Messerang came to our Condo in Fort Mill, SC. The carefully and thoroughly reviewed the existing field conditions. I had contacted him because the original contractor, of my condo in Glen Ridge had failed to attain proper soil compaction so that the Porch slab would/could maintain the original elevation. The porch had sunk an incredible total of four (4″) inches and presented complications for the roof above and the two supporting porch columns. Add to that, the long step down from the Entry Door threshold – and it presented potential personal hazard for occupants and/or guests.
Mike’s team skillfully returned the roof structure to the original position, removed and discarded the two columns. The old slab was demolished and hauled away. A significant amount of “poor compacting” soil was removed from the site and replaced by compacting materials. The entire area of the porch slab was power compacted and then topped with grading stone and it was compacted too. Three pilings were bored deep into the earth and reinforced with strong steel from the bottom of the piling to the top. The pilings were then filled with high strength concrete and completed with piling caps for each one with a proper elevation to be encased within the six (6″) inch thick new Porch Pad.
High strength concrete was carefully placed within the new forms and complete coverage was assured. The concrete materials were screeded, floated and broom brushed at the proper time to give a slip resistant surface. New columns were professionally fabricated and custom made to fit each side of the new porch elevation. The brick work was likewise carefully duplicated in the original configuration that matched the look and front brick work theme.
All materials and construction items were regularly broom cleaned and removed from the site. At the conclusion of the work, the area was again broom cleaned, policed and then washed sparkling bright with a high pressure hose and mechanical methods. I am a contented and endorsing customer.

Masserang Consulting did a great job of installing Helical Piers and fixing some masonry at my house in south Charlotte. Michael has a great hands-on approach and was always available to discuss any questions/concerns I had. Overall, great experience and would highly recommend for any Foundation Repair work needed.

Due to the age of my house, there were some foundation cracks due to settling, and my PE, Marcel, also found that the moisture level in my crawl space was borderline high. Marcel recommended Piedmont Foundation Repairs (Mike Masserang, who I knew form a previous job). Mike reviewed Marcel report and made a proposal which was acceptable. The scope of work entailed installing two helical piers, adding additions crawl space piers & framing supports, removing the poorly installed existing vapor barrier, installing a new 10 mil overlapping vapor barrier, and installing an Atmox system (humidity control). The work performed by Chris and his crew was “exceptional in everyway”, from minimal the disturbance of shrubbery while installing the helical piers, to the crawl space cleanout, to the vapor barrier installation and the installation of the Atmox system. I had had some previous foundation repairs and that crew cannot hold to candle to Chris’ excellent work. I have since readily recommended Mike and Chris to my friend to attack his moisture problem. Great work PFR.

we had a wonderful experience from the time Michael came over and inspected our crawlspace and drainage issues to the process of discussing and approving our project, and setting a start date, Michael’s team was on point , on time, no mess left behind and were always happy to assist when we had any questions. They did an awesome job and we couldn’t be happier!
